Whistler's 7 Day Real Estate Update
Another gorgeous fall day in Whistler and only 23 days to the first day of Skiing.
A quick rake of my lawn this morning to gather up a few of the very, very red maple leaves that are coming down. The colour is so striking!
I attended a very interesting sales meeting this morning with my colleagues and RE/MAX continues to be strong with market share in Whistler.
We discussed the "new normal" for Whistler real estate and when reviewing sales since 1998 we appear to be hitting the same trends of 100 to 110 sales per quarter (35 per month) and November 2010 appears to be right on track.
Regarding types of properties sold the number of homes, duplexes, condos and townhomes are at similar numbers, the number of shared ownership sales is down.
The most popular product in Whistler right now appears to be townhomes on the Blackcomb Benchlands that are listed between $1M and $1.3M. A good time to list if you want an expedient sale - of course at the right price!
Another thing of of note from a recent economic meeting in Whistler is that the CAD$ is at or very close to parity and it is expected to continue around this point until 2012 - great news for sellers who are from the USA but not so good for USA buyers or visitors.
Our emerging markets? China (of course), Korea (?) and Germany (?)... interesting heh!
And now for the Whistler 7 Day Real Estate Update :-)
There are currently 846 properties for sale in Whistler. Interestingly, in the past 31 days there have been 160 properties cancel or expire.. hmm! I think those buyers that wish to sell for a higher price than the current market will bear are now taking their properties off the market and waiting out those 3 to 5 years til the market changes.
