I am starting one of my New Year's resolutions and that's communicating to you my favorite words and values. My first is "integrity".

Dictionary.com defines it as an "adherence to moral and ethical principles; soundness of moral character; honesty" and Wikipedia says "it is a concept of consistency of actions, values, methods, measures, principles, expectations, and outcomes. In ethics, integrity is regarded as the honesty and truthfulness or accuracy of one's actions".

Another gorgeous fall day in Whistler and only 23 days to the first day of Skiing.

A quick rake of my lawn this morning to gather up a few of the very, very red maple leaves that are coming down. The colour is so striking!

I attended a very interesting sales meeting this morning with my colleagues and RE/MAX continues to be strong with market share in Whistler.

We discussed the "new normal" for Whistler real estate and when reviewing sales since 1998 we appear to be hitting the same trends of 100 to 110 sales per quarter (35 per month) and November 2010 appears to be right on track.

Regarding types of properties sold the number of homes, duplexes, condos and townhomes are at similar numbers, the number of shared ownership sales is down.

The most popular product in Whistler right now appears to be townhomes on the Blackcomb Benchlands that are listed between $1M and $1.3M. A good time to list if you want an expedient sale - of course at the right price!

Another thing of of note from a recent economic meeting in Whistler is that the CAD$ is at or very close to parity and it is expected to continue around this point until 2012 - great news for sellers who are from the USA but not so good for USA buyers or visitors.

Our emerging markets? China (of course), Korea (?) and Germany (?)... interesting heh!

There are currently 846 properties for sale in Whistler. Interestingly, in the past 31 days there have been 160 properties cancel or expire.. hmm! I think those buyers that wish to sell for a higher price than the current market will bear are now taking their properties off the market and waiting out those 3 to 5 years til the market changes.

After Olympic Update on Visitors

"Games by the Numbers"

Preliminary numbers from the Olynpic and Paralympic Games show the average in-resort population was 51,000 during the Olympics and 26,645 during the Paralympics (did you know that Whistler's normal full-time population is just under 11,000?).

The numbers, released last week by the Resort Municipality of Whistler, also showed the resort at an average of 97% hotel occupancy during the Olympic Games from February 12 to 28. During the same period, an estimated 3.5 million viewers worldwide tuned into watch all or part of the Games on television. During the first 12 weeks of 2010, worldwide media produced an estimated 220,000 articles that mentioned Whistler, according to Tourism Whistler.

March 2010 Whistler Real Estate Update and Post Olympics

Hello from Whistler

An incredibly busy three weeks was had during the 2010 Olympic Games. The Village was full of locals and visitors boisterously enjoying all of the ambience, entertainment and sporting activities. I am glad to say that we beat hotel occupancy targets and were close to 100% full the entire period. While the number of real estate inquiries during this period were limited, I believe that the extensive, worldwide media coverage that was achieved highlighting Whistler, Vancouver as well as the rest of British Columbia to the rest of the globe can only bring about positive benefits.

An extensive marketing program was undertaken during the Olympics which will continue on through the Paralympic Games starting shortly. A big mix of print, social events, Realtor information packages, window displays, postcards, television, online classified advertisements, social media and listings on key websites were undertaken. In my attached March 2010 newsletter you will see all of the details on this marketing as well as being able to download copies of everything from my ‘private’ website www.denisebrown.ca

So the good news continues:

• Apparently an agreement was reached with the lenders to restructure the debt owed by Fortress Investment Group and have staved off an auction of Intrawest. Also keep in mind that 23% of Whistler Blackcomb Mountains is owned by Nippon Cable. In addition, Intrawest has sold off a number of its assets including Copper Mountain in Colorado; Panorama Mountain in British Columbia; The Village at Squaw Valley; and Sandestin Golf & Beach Resort in Florida.

• Tourism Whistler is estimating that room nights will be up 6% for the winter of 2009/10 with strong bookings still to come through March.

• Continuing festivals will attract more visitors to Whistler. This week is Winter PRIDE; the Paralympics officially start March 12 and go through to March 21, although athletes are arriving in the Village from March 6th; Whistler Live begins again March 12th and goes throughout the Paralympics; March is expected to be busy as many schools across North America are on spring break; and last but not least, Easter in the first week of April….. Oh and who could forget, March 17th, St Patrick’s Day 

• The Paralympic torch is going to be in Whistler on March 8th – come out and celebrate with us.

• Bank interest rates remain low and affordable. It’s a great time to buy in Whistler while the prices are low, interest rates are low and before our next upswing (which I think will be in the fall of 2010).

• AND the sun is shining! Snow pack is deep! Come and enjoy the fun with us!

Hi All

It's a HUGE snow day in Whistler and those that don't think we get champagne powder are certainly in the wrong ski resort today. Over a foot of the light white stuff was on my car this morning. Now I like the snow... don't get me wrong, however, I detest sweeping my car off in the mornings as I am invariably 5 minutes late :-). Isn't it about time somebody invented an entire car windshield wiper to clean it down before I get there?

And of course you've all realized by now that I don't know how to ski off-piste as I tend to ski the groomed stuff on gorgeous days and follow it with a long late lunch or apres!

Hello from chilly Whistler!

While November has been the snowiest on record with over 220 inches total cumulative snowfall it has been a wee bit chilly with temperatures very low in the Village of 5 degrees Fahrenheit today.

That being said, the Whistler Film Festival was on this past weekend and is in it's 9th year. Great short and long features plus a ton of entertainment abound including a celebrity race on Saturday. Of course I wasn't the celebrity and I panicked when I found out that Eric Pehota (a local extreme skier) joined us, I had a ton of fun AND we won. That is, we weren't the fastest team but we were the most consistent as we had the least time difference between our first and second runs of ..... .59 of a second.

Real estate wise there were 33 new listings in Whistler ranging from a 957 square foot, two bedroom, two bathroom quarter share suite in Legends at Whistler Creekside at $119,000 to a 4 bedroom, 3 bathroom, 3,380 square foot log home in Blueberry Hill Estates at $2,850,000.

The 8 sales this week included a $60,000 parking space in the Pan Pacific Lodge Mountainside to a 4 bedroom, 3 bathroom, 2,567 square foot home in Alpine at $966,000.

Hi Everyone

Whistler Blackcomb Hit the Biggest Snowfall Ever for November record..... We are currently skiing on a base of 220 cm and have had over 5 metres of snow so far this month. Awesome! I am hoping to ski with my two boys this Saturday so I shall let you know next week the conditions but all that I've heard is that it is spectacular... get up here!

In anticipation of a busy winter season, I visited a friend in Scottsdale Arizona last week. Despite being over 20 years my senior, she wore me out. We played golf, tennis, hiked, biked, dined and, of course, shopped. A great trip.

A quick market update: July, August, September and October 2009 beat out overall sales for the same months in 2008... with the Olympics only days away if you do want to buy or sell beforehand, you had better get 'crackin' :-)

We have had a fabulous week here in the Village. Tons of sunshine and mild temperatures. The smell of fall is in the air. I am so excited for this upcoming holiday weekend. The legendary Turkey Sale starts tonight at the Blackcomb Day Lodge. There is bound to be a plethora of great deals. The sale always gets me excited for the start of ski season. In addition to the Turkey Sale, there are numerous other deals happening in and around the Village. If you are in town this weekend, grab a Pique Magazine and see what is out there. You won't be disappointed.

Sales have remained consistent through the Fall. There have been 20 sales so far this month ranging from $175,000 for a quarter share in Legends, up to $1,470,000 for a luxury chalet in Creekside.
